The page provides a summary of all proposed OEDC development projects. We serve as the developer for our own commercial and residential projects with oversight provided by an independent board of directors.
Airport Business Park
The Airport Business Park Program is a rare opportunity to create an industrial and commercial business park in or adjacent to Qualified Census Tracts (QCTs) within two miles of a major airport. It was created through LB 1024 by the Nebraska Legislature in 2022, and is an authorized use of funding from the Coronavirus State and Local Fiscal Recovery Fund (SLFRF) — designed to provide state governments with the resources needed to respond to the COVID-19 pandemic and its economic
effects and to build a stronger economy during recovery. The Airport Business Park Project was identified in the North Omaha Recovery Plan and builds off previous studies and the existing Airport Business Park. |
Larimore Senior Housing
The Larimore Avenue Building Project, located at 3483 Larimore Avenue, focuses on the increasing demand for affordable housing for extremely low-and low-moderate residents in Omaha’s NRSAs. The facility may be conducive to also meeting the increasing need for senior housing/special needs population groups. OEDC will be rehabbing for 45 residential units. The property has several unique elements including its history, prior uses, an internal theater, and large kitchen area that provide the opportunity to serve a variety of special needs individuals.

Middle Income Single-Family Homes
The Omaha Economic Development Corporation Middle Income Workforce Housing Fund (OEDC MWHF) will support the development of single family for sale housing within its North Omaha service area, bounded by Cuming Street on the south to Sorenson Parkway on the north; North 15th Street on the east to North 72nd Street on the west. The area is located in Douglas County, Nebraska. Specific targeted neighborhoods are those surrounding the North 24th Street Corridor, within the HUD Designated Qualified Census Tracts 11 and 12. These communities have a demonstrated need for workforce housing, evidenced in the Forever North Study (2019) and the attached letter provided by the City of Omaha Planning Department.

Community Innovation Campus
The Community Innovation Campus brings together several cross-sector partners to ensure that low-income individuals attain self-sufficiency through employment and career opportunities that offer thriving wages. The Campus will be located at 1127 North 20th Street, Omaha, NE. The site measures approximately 2.3 acres and includes a 19,000 square foot vacant warehouse. The kitchen will continue to serve current demands for 3,000 meals/day to support community nutrition needs in the region. When fully operational, the Campus will operate 24/7. Staffing at this new urban job center will grow from the current 75 employees to 175 positions (approx.), entry level to high level management, full and part time, with benefits.
